Choose SP Lettings "TENANT FIND ONLY" letting agents package, where we advertise your property, find your tenant, reference your tenant, prepare the tenancy agreement, collect first month's rent. This is a popular option with a No Let : No Fee of only £450. We can lodge the deposit on your behalf for £50.
Alternatively, you can leave the whole lettings process in our capable hands, by opting for the SP Lettings MANAGEMENT letting agents service. With this package, we perform all of the previously mentioned tasks, plus handle rent collection, all administration throughout the lettings process, as well as deal with any problems that may arise during the tenancy. We also carry out periodic visits to the property and will report back to you after the visit. For this we charge a the Tenant Find Only fee of £450 plus a Management fee of 8% of the monthly rental.
Our letting service also offers rent LEGAL EXPENSES and RENTAL GUARANTEE which is recommended. SP Lettings are able to offer Legal Expenses and Rental Guarntee for both our Tenant Find Only and Management services.
Landlords are advised to have an Inventory prepared on the property even if it is unfurnished. We use independent inventory clerks to prepare an inventory and we do not charge an arrangement fee for this
1 The Furniture and Furnishings (Fire) (Safety) (Amendment) Regulations 1993
It is a criminal offence for a Landlord to let a property with upholstered furniture or soft furnishings containing foams that cannot be proven to comply with the Regulations. The Regulations require that specified items must be match resistant, cigarette resistant and carry a permanent label.
2 Electrical Equipment (Safety) Regulations 1994;
A Landlord is responsible for ensuring that all electrical appliances within the Premises comply with the Regulations. The Landlord should also ensure that all electrical installations are safe and have them checked regularly.
3 Gas Safety (Installation and Use) Regulations 1998;
It is a criminal offence to let a property with gas appliances, that have not been annually checked by a Gas Safe Registered Engineer and does not have a current Gas Safety Certificate.
4 Smoke Alarms and Carbon Monoxide Alarms
It is a legal requirement for Landlords to have a Smoke Detector on each floor &a Carbon Monoxide Detector where there is gas or solid fuel.
5 Energy Performance Certificate ("EPC")
All properties going on the market for letting must have an EPC which is currently valid for 10 years for rental properties
If you rent your property on an Assured Shorthold Tenancy (AST), the deposit must be protected in a government-backed scheme within 30 days of the deposit being received. SP Lettings registers deposits with Deposit Protection Scheme (DPS).
